Everything guests will need to prepare and cook meals can be found in the cupboards and drawers with lots of extra space for food storage. Appliances include an under counter oven with grill, a four ring induction hob with extractor over, a slim line dishwasher, a washing machine and a full size fridge with 3 drawer freezer. The kitchen also features a filter coffee machine, a beautifully hand made bench and wooden coat hooks. Shower Room Through a door from the kitchen is a very useful shower room with hand basin and WC. There's an external window and a heated towel rail. Dining Room This sophisticated room is the perfect place for family meals and long lazy lunches around the large solid table with six chairs. This room features a very trendy green wood burner for the cooler seasons. Living Room The dining room leads through another door to the living room with large window and the front door. There's plenty of seating on the 3 seater and 2 seater leather sofas and a smart TV for your entertainment. The room features a smashing coffee table, hand made by the property owner using a tree from the nearby Ickworth Estate. There's an ornamental gas fire in the living room which is not for use by guests. Basement Snug / Third Bedroom Fairly steep carpeted stairs lead down to this renovated basement which has a large window to the front aspect of the house. Perfect for kids or adults to escape, there's a single day bed, a solid wooden dressing table and a TV. The First Floor Carpeted stairs with handrail lead from the dining room to the first floor where you'll find two double bedrooms and steps leading down to a modern family bathroom. Useful items can be found in the large storage cupboard on the landing. Bedroom One Situated at the front of the house, this bedroom has two 2'6" single beds which can be zipped together to make a king if preferred (please advise at the time of booking). There's plenty of storage for clothes and shoes in the large shabby chic wardrobe with hanging rail and two drawers under. The window is to the front aspect of the house. Double Bedroom This well-proportioned room offers a double bed which sits centrally between two side tables with lamps. There's plenty of natural light from the window which overlooks the garden and storage in the double wardrobe and chest of drawers. Family Bathroom Two steps lead down from the landing into the family bathroom with white suite. Guests have the benefit of a bath and separate corner shower cubicle, hand basin in the vanity unit and a WC. Outside Behind the house is the lovely, private cottage garden, rarely found with town houses in Bury St Edmunds. A super sun trap, the garden is a gorgeous place for guests to relax, enjoy alfresco dining and socialise at the end of a busy shopping or sight seeing day out. There are steps rising from the patio up to the lawn and there's wooden garden furniture with a parasol if required.
