Life is slowly starting to return to normal and it has certainly been a very busy period for the rental market, with rents continuing to climb indicating that the market is strong heading into autumn. Meanwhile, September is the deadline month for many major pieces of Covid-19 legislation impacting the private rented sector, with the standard notice period dropping to two months and the Coronavirus Job Retention Scheme coming to an end. The Queen's Speech also confirmed that proposals for the Renters' Reform Bill will be released at the end of the year.
The rental market roared back to life in May after a steady start to the year, despite the sales market taking centre stage following the stamp duty induced frenzy. The increasingly strong performance for lettings is set to dominate the narrative. Across the country, void periods remain low and rents continue to be more resilient than predicted showing a record high for the third month in succession. The average rent in the East of England is now £1,001 pcm, which is up 8.5 per cent on the same time last year. There are also signs of recovery in London, which appears to have stemmed the falls seen during the peak of the pandemic. Demand for all types of rental properties is still outstripping supply and we are now seeing unprecedented demand for housing stock and landlords.
Challenges do lie ahead, the Furlough scheme coming to an end supported around 2 million people which will no doubt see an increase in rent insurance claims and evictions. However, consistent yields over the long term coupled with capital appreciation have only bolstered confidence in the industry even in the face of the disruption we have had over the past 18 months. On the whole the private rented sector has been exceptionally resilient throughout the pandemic.
