As we roll into the summer months we welcome significant changes for the lettings market and there has never been a time where compliance is more important.

June 1st saw a Tenant Fee Ban being enforced. As agents this has seen a need to re-evaluate and evolve to ensure we continue to provide the five star service that our landlords expect, whilst also adhering to all of the latest regulations. We look at the move as a positive step towards ensuring continuity throughout the industry, and one which will see an increase in applications which requires us to be even more vigilant with our screening process. Further into the summer we will see changes in serving tenants notice and updated regulations with regards to electrical safety.

Landlords are facing unprecedented challenges with new rules and regulations consistently being imposed. Whilst many are for the genuine benefit of the tenant they often require investment by the landlord as well as considerable administration.

Warm, energy efficient properties with regularly approved heating and electricity services can only be a benefit for us all and the tenant fee ban will inevitably make letting a property more affordable for young people. The average national rent is currently £660pcm, or £7,920 per annum. Based on a 10% fully managed fee, this equates to just £2.17 per day to have your property fully managed, giving you the peace of mind that your property is being reliably managed with all of the latest regulations adhered to.
