The space

The East Wing at Champaignes Toft, Mendlesham provides a two-bedroom (sleeps four) single-storey retreat in the heart of rural Suffolk countryside. The property is approached via the main parking area to Champaignes Tofts with ample parking space. Access to the East Wing is immediately by the front boundary hedge and gated entrance with a garden area with a winding stone-paved walkway to the panel-glazed stable door. This opens into an inner hall with an area for cloaks, a door with Suffolk latch opening to the principal living accommodation. Offering a dual aspect with timber framed casement windows to front and rear aspects with reinforced laminate kitchen surfaces, an extensive range of matte finished units and both seating and dining area. East Wing offers a range of integrated appliances including an oven, fridge/freezer, dishwasher and both carpeted and tiled floor areas.

The principal bedroom suite provides a king bedroom with aluminium framed double doors to the side aspect, wardrobe space and a wall-hung Samsung television. Bedroom two has two single beds with bedside lighting, full-height wardrobes, LED spotlights and windows to side with curtains and blinds. A well-finished shower room has been completed with tongue and groove panelling with travertine flooring, ceramic WC, pedestal wash hand basin, heated towel radiator and generously sized Aqualisa shower with shampoo, conditioner, and body wash dispenser.

Access is permitted to the private garden that runs to the front of the property with table and chairs providing space for four. Access is prohibited to the rear garden which is in private use by the neighbouring property.

We stayed for almost a month waiting to move into our house and despite the fact that I changed locations at the last moment and had to extend our stay twice, causing confusion, our hosts were brilliant, Martyn and Sue, have a fantastic location, extremely friendly and helpful, offering suggestions on where to go. The accommodation is outstanding, spotless and comfortable, marvellous location, safe dog walks and suggested pub locations nearby. Cannot recommend highly enough

A beautifully presented newly refurbished barn conversion, spacious & squeaky clean. Martyn & Sue next door were perfect hosts and the location is centrally placed to visit any where in Suffolk within an hours drive, providing you don’t mind a few narrow lanes. A few good food pubs within a 20 minute drive, our favourite being The Four Horseshoes at Thornham Magna.
