Situated on Church Walk, a no-through road leading up to the magnificent Grade I Listed Holy Trinity Church, the view from the master bedroom across the old hospital and village green towards Melford Hall is not to be missed. Parking is readily available along the lane itself, as well as in the Upper Green free car park.
Pats’ Place has been designed with flair, combining the old and new in an eclectic, yet cohesive mix of timeless furniture and original paintings.
The spacious, fully-equipped kitchen has everything needed for a comfortable stay, including a microwave, toaster, kettle, large free-standing fridge, and extensive cookware. The central granite island houses the oven, a large induction hob, and a couple of designer stools for coffee and a chat.
A corner dining table seats four people to enjoy some home cooking in a convivial atmosphere.
The cosy sitting room, boasting original beams and an exposed old brick fireplace with an open log fire is very inviting for a relaxing evening in. There is plenty of reading material, as well as an HD Samsung television.
Upstairs are two luxurious double bedrooms (one with a king-size bed and one with a double), each with bedside lighting, blackout curtains/blinds, and plenty of storage space.
A central study area has a generous Georgian desk for homework, and this space can double as a dressing room with discreet hanging space and a small Edwardian sofa.
There is also a newly refurbished shower room.
At the rear of Pats’ Place is a delightful walled cottage garden, a wonderful sun trap on a sunny day. A farmhouse table and chairs in the covered space can be used for hobbies, or as an alternative dining area.
Please note that a right of way exists behind the house for the neighbouring property’s occasional use, as is often the case in a village setting.
Pats’ Place is a stylish little gem in one of the most sought-after locations in beautiful Long Melford, and the ideal getaway to experience Suffolk at its very best.
Great little cottage in peaceful Long Melford. Easy parking. Kitchen well equipped and a good size. Nice lounge area and comfortable beds upstairs. Great selection of artwork as well. Only a couple of places where this 6’1” banged his head
Really lovely quiet and peaceful place with 2 very comfortable beds. Sadly let down by the standard of cleaning. Long term cobwebs in many windows and other parts of the house. Stained carpet and rug. Pictures sent on check in Dirty shower easily cleaned with proprietary cleaning products. Dirty table in outside covered area with long term bird mess. Dirty glasses and cups. We are told that £100 of our fee is for cleaning so it follows that the people before us also paid £100 for cleaning which wasn't carried out to a satisfactory standard. Having said all that we really enjoyed our stay and disappointed that the standard of cleaning isn't periodically checked
Lovely cottage in a beautiful location. Cottage has impressive kitchen and is well decorated with a spacious living area. Whilst the beds are comfortable, in 30 degree heatwaves as we had during our stay, the duvets provided were far too hot and are not suitable for summer use. Both bedrooms would really benefit from some fans as standard during the summer months considering the trend is for increasingly hotter years ahead. Overall a lovely 5 night stay but on reflection quite expensive considering a trip abroad can be had for similar money and two more nights.
Lovely cottage in a perfect location. Could not have been better for a short break and access to everywhere. Very comfortable and well-equipped. We will certainly be back.
Both the cottage and location provided us with a tranquil, enchanting time out. We liked all the individual features at Pats Place, colour schemes, art works, plus the appliances were relatively easy to use for non tech people like us. Long Melford itself is a delight, and to be away from the main road a big plus. Five stars.

A lovely property, with lots of quirky charm due to the age of the building, but very well equipped and convenient for modern comforts. The house is lovely, with a private garden and outdoor dining space. It has everything you could need. Considering how close it is to the church and two stately homes, situated in a busy part of the village, it still felt private. It was the perfect base for exploring the village and local attractions.
Lovely stay. Beautiful surprise REAL Christmas tree set up for us. Was perfect for our 2 week stay visiting family over Christmas.

Lovely old cottage tucked away peacefully from the main road. Liked the colour scheme and the works of art on the walls. Nice place to return to after long days out walking local footpaths. We would echo another review about ease of use of the appliances, as we had no problem with the induction hob - not always the case when we're away! Bedrooms comfortable and nice shower. We had a good stay.
