A Grade II* listed period residence of historical importance enjoying a rural setting within the village of Wormingford. Rochfords provides an ideal stay for those looking to enjoy a long weekend in the country, a special family occasion or holiday on the Suffolk/Essex border. A rare opportunity to experience the grandeur and splendour of one of the regions most recognised properties, situated of the Suffolk/Essex border. Understood to date from the 16th century with moated grounds.

The space

Make your way down the meandering gravel driveway flanked by a mediaeval moat and expansive lawn to views of your very own wild swimming lake. The large Georgian front door marks the first sign of the Queen Anne improvements made in the early eighteenth century by previous residents the Everards, a local family of textile industrialists.

Into the house and you are greeted by the main dining space, with a large 18th century table and inviting inglenook fireplace and cast iron wood burner. The lounge accommodates a large group and has a smart TV, SONOS speaker system and the 300MBS+ Full Fibre broadband available throughout the property.

The country kitchen provides a more casual dining option and comes well equipped with utensils, pots, and pans.

Lounge in the Red Room with an original sixteenth-century open inglenook fireplace. Upstairs are five double bedrooms, boasting a super king bed and four full doubles, with cots and single beds also available for children. Rochfords features one ensuite bathroom and one large family bathroom upstairs along with one cloakroom downstairs.


The house is heated by an eco-friendly ground-source heat pump that draws natural energy from the lake and moat. This provides a constant ambient warmth, while the larger rooms at the front of the can be made extra toasty with fires and log burners. 

Families can enjoy gathering around a large fire, and sharing feasts at a large, historic dining table. We have a number of board games, as well as toys for younger guests.

There are lawns games to play, including volleyball, cornhole and Kubb.

Guests should note that the property is currently partway through a programme of extension that will be completed in spring 2023. The advertised nightly rate factors in these works and no building works will take place during the stay of any guests.


We’ll leave guest details of our favourite walks, bike tours, and pub stops. The local area also boasts beautiful walks and scenic countryside, with the St Edmund Way and Stour Valley to explore. Dine on local produce from our village farm shop, selling everything from local lamb to eggs and bacon.

- As the house is surrounded by water, please take responsibility for the safety of young children.

- The north garden and rear meadow are due for relandscaping next summer: 1acre+ lawn remains fully accesible at the front.
